Consulting & Speaking

AUTHOR APPEARANCES: Contact me to determine availability.

ARBITRATION/MEDIATION: For labor arbitrations/mediations, contact FMCS at www.fmcs.gov. My registration number is 2937. For other work of this type, contact me directly. Rate is $150/h, plus expenses.

SPEECHWRITING and PROJECTS: I’ve written speeches for several politicians, including two candidates in presidential primaries. I’ve done book reviews and other writing/research projects. Contact me with specific needs and schedules.

CONSULTING WITH LAND BUYERS: I am not a source of free consultations. I do not accept credit cards. My rate is $150/h, plus appropriate expenses related to the work, such as travel.

Telephone consulting is billed at $2.50 per minute.  540-474-3297.

New clients should send me a check for $75.00 to schedule a 30-minute phone conference. Additional time is billed at my hourly rate. Payment is due at the end of each session. I will email a bill.
With the check for $75.00, new clients should include a signed and dated copy of the consulting contract. I encourage new clients to put their concerns in an email before calling. That gives me a chance to offer a more productive response.
I prefer emailing to telephone consulting most of the time. I have found over the years that the act of writing goals, questions and answers brings more clarity to an exchange than phone conversations. The more information a client provides me, particularly in writing,, the more specific I can make my advice. This is particularly true when the advice sought involves contracts, timber cruises, consultant reports, easements and so on.
I bill time spent researching and writing emails at the hourly rate of $150.

It is often helpful to email me a description of the focus of our discussion. Email documents that will get me oriented,   such as maps, topos, deeds, appraisals, timber inventory etc. Tell me in writing what issues you want to discuss. I will bill for the time it takes me to review these pre-conference materials.
Focus your questions as much as possible. Put them in writing. I am not a lawyer or a CPA, so specific questions in those fields are better directed to those practitioners. I have a network of contacts that may be useful to you.

Send pre-conference documents and narrative to:

                1467 Wimer Mountain Road
                Blue Grass, VA 24413
               or curtisseltzer@htcnet.org

I am available to find and research property on a fee basis. My fee is a percentage of the gross sales price, to be paid by the settlement agent from the buyer's funds at closing. The amount of the fee depends on the size and value of the property purchased along with other factors. The larger the property, the lower the percentage. You and I will sign a contract that sets forth my duties and your obligations.
A small amount of consulting will be thrown in for free. But after that I will charge the hourly rate. You owe me the percentage fee only if you buy a property that I introduce to you. If you do not buy the property, I am owed the hourly consulting billing.
Property scoping (research) is charged at the hourly rate. If you want me to visit the property with you, I will charge the hourly rate, plus expenses.
This is a research service. I am not a broker or real-estate salesperson. I do not act as an agent. I am paid by the buyer, not the seller. I do not make offers or negotiate contracts with Sellers.
