                                                  Consulting and Speaking

I provide three types of fee-based consulting services to land buyers. I am not a source of free consultations. I do not accept credit cards. They add cost and detract from the trust I want with my clients.

          1. Telephone: I provide telephone consultations charged at $125 per hour. I track and bill time at $2.083 per minute. My number is: 540-474-3297.

New clients should send me a check for $62.50 to schedule a 30-minute phone conference. Additional time is billed at my hourly rate. Payment is due at the end of each session. I will email a bill.

With the check for $62.50, new clients should include a signed and dated copy of the consulting contract.    I encourage new clients to put their concerns in an email before calling. That gives me a chance to offer a more productive response.

          2.  EMAIL: I prefer emailing to telephone consulting most of the time. I have found over the years that the act of writing goals, questions and answers brings more clarity to an exchange than phone conversations. The more information a client provides me, particularly in writing as narrative or documentation, the more specific I can make my advice. This is particularly true when the advice sought involves contracts, timber cruises, consultant reports, easements and so on.

I bill time spent researching and writing emails at the hourly rate of $125.

     3. PROJECT CONSULTING: In certain circumstances, a client and I will agree to have me work on finding and researching a target property with payment based, in whole or part, on a percentage of the purchase price as shown on the settlement statement, due at closing. Hourly payments due me may or may not be deducted, in whole or in part, from this buyer-paid fee, depending on the particulars. I generally do not enter into such arrangements with first-time clients or clients with whom I am not familiar.

It is often helpful to email me a description of the focus of our discussion. Email documents that will get me oriented, such as maps, topos, deeds, appraisals, timber inventory etc. Tell me in writing what issues you want to discuss. I will bill for the time it takes me to review these pre-conference materials.

Focus your questions as much as possible. Put them in writing. I am not a lawyer or a CPA, so specific questions in those fields are better directed to those practitioners. I have a network of contacts around the country that may be useful to you.

Second, you can mail me a summary of your situation and follow it up with a phone consultation. Include your address, phone, fax and e-mail. I will get back to you as soon as I can.

I charge a flat $50 to read your initial contact information and think about it. Enclose a check for that amount, made out to Curtis Seltzer. After that it is $125 per hour. I have found over the years that clients are best served by taking the time to put their story in writing rather than tell it to me cold. Keep your narrative to three or four pages.

Third, I am available to find and research property on a fee basis. My fee is a percentage of the gross sales price, to be paid by the settlement agent from the buyer's funds at closing. The amount of the fee depends on the size and value of the property purchased along with other factors. The larger the property, the lower the percentage. You and I will sign a contract that sets forth my duties and your obligations.

This is a finder and research service. A small amount of consulting will be thrown in for free. But after that I will charge the hourly rate. You owe me the fee only if you buy a property that I introduce to you, but you owe me the hourly rate for discussions beyond the basic introduction.

Scoping is charged at the hourly rate. If you want me to visit the property with you, I will charge the hourly rate, plus expenses.

If you're interested in working with me as a consultant, write me a short letter that outlines what you're looking for, where, why and your price range. I don't charge for reading these proposals. I'll talk with you and send a contract if we decide to work together.

I'm not a real-estate agent or broker, and I do not provide clients with brokerage services. I am paid by the buyer, not the seller.

Curtis Seltzer is not a licensed real estate broker or real estate salesperson in the commonwealth of Virginia,
and does not offer to provide these services

I am available for speaking at conferences and other gatherings. I am generally asked to speak about serious subjects, including economics, finance and politics, but I am always open to sharing my opinions on children, farm life and marital bliss.

My fee is $1,500, in addition to expenses.
